Council-owned housing company committed to building on brownfield

Bristol’s council-owned housing company hopes to begin building homes on a caravan park overlooking the Floating Harbour before April 2025.

Planning permission is yet to be granted for the Baltic Wharf site next to the Cottage pub where 166 homes could be built, but the development is contained within Goram Homes’ latest business plan.

In the financial year 2024/25, Goram Homes are also aiming to build almost 100 homes at One Lockleaze, start on phase one of the masterplan at Hengrove Park which will see 209 homes and an energy centre constructed, and begin building 140 new homes at Dovercourt Road in Lockleaze and 130 new homes at New Fosseway Road in Hengrove.

Alongside this, Goram Homes hopes to submit planning applications before April 2025 for new developments at Novers Hill in Knowle West, the former St Ursula’s School in Westbury-on-Trym and The Grove car park next to the Thekla.

Despite a design competition having taken place for a new tower block above the energy centre in Castle Park, this has not been included in the latest business plan; but a Goram Homes spokesperson told Bristol24/7 that the site “remains on our pipeline and we will continue conversations with potential development partners”.

Writing in the introduction to the business plan, Goram Homes chair Aman Dalvi said: “As Bristol City Council’s housing company, we are dedicated to addressing the city’s housing challenges.

“With tens of thousands on the council housing waiting list, and around 1,500 in temporary accommodation, we urgently need to build more homes designed to meet the city’s needs.

“We can do this by bringing together the best of the public and private sectors to unlock developments on difficult or underutilised sites – from derelict depots to old schools to city centre car parks.”
