Latest on development plans at Cribbs Causeway

Up to 1,000 homes, retail space and an 86-bed extra care home could be built under revised plans for a Cribbs Patchway new neighbourhood that have been recommended for approval.

Previous proposals allocated a 51-hectare site, but the area has been reduced to 44 hectares because an oil pipeline cannot be moved, as was previously thought.

Plans for a new primary school with a sports facility, a dedicated community centre and space for a train station for the proposed MetroWest extension to Henbury are retained.

The area of retail space in the new local centre has been upped slightly to 1,422 sq m, while the number of beds in the extra care home has increased from 36 to 86.

If the development goes ahead, it will mean up to 1,000 new homes and more retail space will be built near The Mall at Cribbs Causeway

Residents have expressed their disappointment that the on-site GP and dentist surgery in the original application is no longer proposed.

The amount of “informal recreational open space” has seen the biggest cut to fit into the smaller space, from 7.25 hectares to 4.63 hectares.

The provisions for children and young people and for allotments have both increased slightly.

An upgrade is still proposed to a pitch used by the Saracens Rugby Club.

Developers Deeley Freed and Skanska Residential said in their original application: “Our vision is for an exemplary development of the land at Cribbs Causeway: one that incorporates a complementary mix of uses, responds directly to the many qualities of the site, knits thoroughly into its context, is genuinely unique, and therefore of strong identity.

“This identity will be fundamentally shaped by the topography and landscape of the site, with a neighbourhood based on a framework of green routes and spaces for residents and visitors to enjoy for generations to come.

“The development must create a pedestrian-friendly legible layout that encourages walking, cycling and use of existing public transport connections.

“The scale of the proposal, and its position within the wider Cribbs/Patchway New Neighbourhood context, will require that a new primary school is provided and that it is integral to the scheme.

“The resultant neighbourhood will have its own character and identity, whilst being embedded into its context through new, existing and enhanced connections”.

The project is now being led by Deeley Freed and Taylor Wimpey.

If approved, it will be delivered across two plots that are currently agricultural land: a main site bordered by the M5 to the north, where most of the homes would be, and a triangular site with the Avonmouth railway line to the south, with the local centre and the care home.

The 1,000 homes will come in the forms of houses and apartments with between one and five bedrooms.

Recommending approval of the application, South Gloucestershire Council planning officers said: “The retention of the [oil] pipeline in its current location has consequential implications for: the disposition and layout of public open space; internal road layout and some residential development; the extent of ground works and re-levelling required to facilitate development; and the extent of loss of existing vegetation.”

Members of the development control (west) committee meeting will consider the plans when they meet on July 27.

The application is currently at outline stage, with the details to be fleshed out later.

Some 5,700 dwellings, around 50 hectares of employment land, open spaces, schools and community facilities are set to be built in Cribbs Causeway and Patchway over the next 10 to 15 years.
