Work begins on 140 new homes

An empty Lockleaze site will soon have 140 affordable homes standing on it, with half of them set to be council-owned affordable housing.

Work for the new development – The Brooklands – has started on the site on Dovercourt Road, which was formerly a Bristol City Council highway depot.

Bristol-based housing companies, Goram Homes and Vistry Group hope to make the new construction “as low carbon as possible” by using high levels of insulation, solar panels, air source heat pumps and green roofs.

The new homes will include one and two-bedroom apartments and three and four-bedroom houses. 70 of these will be turned into affordable housing with a mix of social rent and shared ownership.

Managing director of Goram Homes, Stephen Baker, said: “It’s fantastic to see diggers on site here at Dovercourt Road.

“Our plans will create a thriving new neighbourhood here, transforming this derelict piece of brownfield land into a great place to live.”

Baker also shared that the Dovercourt development was part of the council’s Lockleaze Regeneration programme, which has been supported by Homes England Housing Infrastructure Funding (HIF) to deliver 700 new homes in the area by 2026.

The planning application for the development was first submitted in May 2023.

According to the council’s website page for the regeneration, the project is aimed at providing transport infrastructure improvements, delivery of new homes, and the regeneration of the existing housing estate.

Chair of Bristol City Council’s Homes and Housing Delivery Committee, Barry Parsons, said: “This site is a great example of what Goram Homes was set up to do, working quickly to turn disused council-owned land into much-needed new homes for our city.

“Half of this development will be council-owned affordable housing, helping to provide solid foundations for local people’s lives.”
